Alterations, repairs & estate management
Although as a leaseholder you are responsible for the upkeep of your property, you have the right to ask us to keep the common parts of your block in a reasonable state of repair.
We must also consult you about any major repairs that we intend to carry out to our block. A major repair is any job that is expected to cost more than £250 to any one leaseholder, or any long-term agreement that will cost more than £100 each year.
If we expect a job to cost more than this amount we must consult you by:
- Giving you a full description of the work needed
- Inviting you to nominate a contractor
- Giving you at least two cost estimates from different contractors
- Giving you at least one month to give us your comments
- Telling you who to send your comments to
We will usually write to tell you these things. We may also put up a notice in the entrance of your block, and if you have a recognised leaseholders’ association we will write to them. These rules do not apply if we have to start work urgently because of an emergency.
We will always tell you in advance about major improvement work and give you time to comment before we start work. We will give you an estimate of what we expect your share of the cost to be.
