What are planned improvements?
We keep our homes to a good standard through our annual planned improvement programme. Planned improvements is the name we give to the replacement or repair of things like kitchens, bathrooms, doors, windows, heating and roofs. Our planned improvement programme ensures that homes meet the decent homes standard.
A decent home has:
- A modern efficient heating system
- A high standard of insulation
- A bathroom less than 30 years old
- A kitchen less than 20 years old
- External doors and windows with high levels of security and insulation
How do you know when a component needs replacing?
Every year our surveyors visit a large number of our homes. At this visit they collect information on the type, age, condition and structure of the property. We use this information to plan and prioritise which homes need to have improvement works. If you have not yet received a survey to your home, please don’t worry, it could be that we have already collected this information previously or your home will be due to be surveyed in the future. When you are due a survey we will write to you to explain what will happen, when it will take place and who to contact for more information.
How will I know if my home is due improvement works?
Every January we produce a programme of work detailing which homes will receive which improvements in the following financial year. If your home is included in the programme for next year, we will write to you in March to let you know and to confirm what work we’ll be carrying out.
What happens next?
We’ll schedule the work to take place between April and the following March. As we work throughout the year, do not worry if you do not hear from us straight away, as your home might be in the second half of the programme. You will receive a letter at least eight weeks before the works start to introduce your resident liaison officer and organise a visit to your home to prepare for the improvement. Your resident liaison officer will support you from the beginning to the end of the works.

Non-traditional housing refurbishment
Our focus over the next few years is to make homes warmer and cheaper to heat. We’re doing this by fitting new external wall insulation in around 1,000 of our non-traditional homes.
